Sandy Springs Development Code and Zoning Standards

The City of Sandy Springs maintains a Development Code and Technical Manual that regulate land use, site development, and construction standards. These resources guide property owners, developers, and residents to ensure development aligns with City policies and community goals.

Allowed Uses and Dimensional Standards

Allowed Use Table

The City of Sandy Springs defines which land uses are permitted, conditionally permitted, or prohibited within each zoning district. The Division 7.2 Allowed Use Table of the Development Code provides a clear reference for allowable uses across all district types.

Dimensional Standards Table

Each zoning district in Sandy Springs is subject to specific requirements, including minimum lot size, lot width, setbacks, and building height. The Dimensional Standards Table provides a user-friendly summary of these requirements for all districts.

Note: This table is intended for administrative reference only and has not been formally adopted.

Updates to the Development Code

Periodic updates to the Development Code ensure alignment with community goals and City policies. The most recent major update is part of the Community Work Program defined in The Next Ten Comprehensive Plan. This update advances regulations related to building height, lot size, setbacks, land uses, zoning, and other development standards.

The Comprehensive Development Code Review summary was presented to City Council.

Public Input

Resident feedback is integral to shaping the Development Code. Opportunities for public input included a Public Information Open House (September 26, 2023), Planning Commission meeting (November 13, 2023), and City Council meeting (December 5, 2023).

Development Code History

The first version of the Sandy Springs Development Code was adopted on August 15, 2017 and applies to all construction project applications submitted on or after September 15, 2017. The Legacy Zoning Ordinance that it replaced applied to prior construction project applications.
