Commercial Building Permits

A Demolition Permit is required before demolishing any free-standing structure.

Demolition work may include:

  • Partial demolition
  • Removal of existing finishes
  • Removal of non-load-bearing walls

When a Demolition Permit Is Not Required

For projects involving partial demolition, permitting is typically included as part of a:

Who Can Apply for a Demolition Permit?

Due to the scope of demolition work, permits are generally obtained by licensed general contractors.

  • Demolition – Residential Full or Partial Demolition

Applying for a Demolition Permit

Applications can be submitted online through the City's Online Permitting Portal (opens in a new tab).

The portal allows applicants to:

  • Complete permit applications
  • Submit construction drawings
  • Pay invoices
  • Request inspections
  • Track permit status

Applicants may also schedule an appointment through QLess to meet with a Permit Technician at City Hall for assistance.

Required Application Documents

The following documents are required for the permitting process:

  • Demolition Permit Checklist
  • Interior Demolition Projects:
    • Floor plan showing existing conditions and proposed walls to be removed
  • Full or Partial Demolition Projects:
    • Demolition plans including site plans showing erosion control measures
    • Certified pest control letter confirming the structure is free of pests
    • Asbestos abatement survey confirming no asbestos remains on site

Permit Fees

Demolition Permit fees include:

  • $25 administrative fee
  • $50 certificate of completion fee
  • Review fee:
    • $200 for commercial properties
    • $100 for residential properties
  • $10 technology fee

Required Inspections

At a minimum, applicants should expect:

  • A pre-construction meeting
  • A final site inspection

Structures built before 1974 may contain asbestos, lead-based paint, or other regulated materials.

A state-licensed demolition contractor must provide documentation confirming these materials were properly removed and disposed of in accordance with State of Georgia requirements.

Proof of proper removal and disposal is required before demolition may proceed for structures built before 1974.

Applicants should also review the City Code for regulations related to dumpster placement and debris removal.
