Development Code and Zoning Maps

The Sandy Springs Mayor and City Council adopted the new Development Code and Zoning Map during their August 15, 2017 meeting and it became effective September 15, 2017. Subsequently, the Mayor and City Council adopted amendments to the code at the April 17, 2018 public hearing, effective May 17, 2018. These amendments are available below the Development Code link, and have to be read in combination with the Development Code document. Until further notice, to determine what is allowed under the Development Code, please review the Development Code, and verify any changes in the Adopted Changes and the Adopted Appendix documents. For instance, if you research retaining wall standards in Sec. 9.4.3 of the Development Code, please also check the below Adopted Changes link for any applicable changes in Sec. 9.4.3.

Technical Manual

Development Code – Second Major Amendment, Updated 10/11/2018

This second major amendment comes over a year since the adoption of the Development Code. The first major amendment that occurred approximately six months after the adoption, as it was agreed upon at the hearing, proposed changes to key components of the Code, such as the lot coverage and grading in setbacks in single-family districts. This current amendment consists of minor error corrections and other changes that are not anticipated to generate much discussion.

Adopted Character Area Map:

The Mayor and City Council have amended the adopted Character Area Map at their meeting on November 21, 2017. The Character Area Map is intended to implement the Comprehensive Plan and guide the Zoning Map.
